Job description from the source

### **Overview** Corporate Tools in Post Falls, Idaho is looking for a Commercial Construction Project Manager to run the build-outs, remodels, and major renovations across our real estate portfolio. We own 30+ office buildings in 27 states, and we keep buying more. In most of the buildings, our team occupies a portion of the space, and we lease out the rest of the space. You would be responsible for projects that support our team and company strategy, and also support tenant improvements. Right now our property managers juggle those projects on top of everything else. We want one person who lives and breathes construction to own them from the first sketch to the final punch list. ### **Wage** $120,000 / year ### **Benefits** * 100% employer-paid medical, dental & visionFull coverage for employees — nothing comes out of your paycheck. Plus an annual review with a raise option. * Time off that grows with you22 days PTO + 4 holidays to start. After 3 years it bumps to 29 days, and after 5 years you move to flexible time off — not accrued, not capped. Take time off when you want. * Parental leave & 401(k) matchPaid parental leave, plus up to 6% company 401(k) matching with no vesting period — it’s yours from day one. * Quarterly allowanceSpend it on whatever makes work better: a comfier remote setup, continuing-education classes, a plant for your desk, coffee for a coworker, a massage for yourself… really, whatever. * No dumb perks (and a trail mix bar)No weekend dog-walking gimmicks that look cool but cost nothing because nobody uses them. We spend on benefits you’ll actually use — an open-concept office, friendly coworkers, a creative environment, and yeah… a trail mix bar. ### **Responsibilities** * Own construction projects across our national portfolio from scope and budget through permitting, construction, and closeout, taking over from our property managers once projects cross the size or complexity line * Build and manage a bench of general contractors, architects, engineers, and vendors. Run bids and negotiate contracts with them * Set budgets and schedules, spot risks early and put a plan in place to fix them * Partner with property management and in-house design to prioritize, plan, and budget capital improvements across the portfolio * Jump in and do the work when it’s needed ### **Requirements** * 5+ years managing commercial construction projects, including several projects at once in different states * You’ve been hands-on with construction as a contractor or part of a construction crew, so you know if a general contractor, engineer, or vendor is delivering great work and you’re challenging or firing them if they’re not * You can read drawings and specs, and you understand how a building goes together, including HVAC, electrical, plumbing, roofing, and life safety systems * Experience with budgets, reviewing bids, and managing change orders * Familiarity with permitting, building codes, and ADA, and comfort figuring them out in a new jurisdiction * You own your projects, including the ones that go off the rails. You'd rather hear direct feedback today than find out you missed something next month, you treat mistakes as something to learn from, not hide, and you keep everyone informed without being chased * Travel to job sites as needed ### **Commercial Construction Project Manager** Spokane, WA or Post Falls, ID You love watching a space go from bare concrete to a finished office full of people doing good work. You've spent enough time on job sites to know where projects go sideways, and you'd rather prevent the problem than explain it later. You like that we buy our own buildings instead of leasing someone else's, and that means real projects, real budgets, and real say in how things get built. You don't need a big team or a lot of process. You want a job where you own the work, see it through, and get to be the person everyone calls when something needs to get built right.
