*Estimating and Bids* **Overview** We are seeking a dynamic and highly organized Project Manager ou will manage the program's stores from bid to closeout: estimating, bidding, budgeting, scheduling, and client reporting. You will work alongside our Operations Manager, who owns crews, labor, and logistics, and with our other Project Managers. **The role is home\-office based with travel to project sites when needed.** The ideal candidate will bring a passion for construction management, a keen eye for detail, and a proactive approach to problem\-solving. **Project Manager / Estimator – Retail Remodel Program**Retana Construction Solutions LLC · Texas (home office, San Antonio preferred) · Full\-time · Travel as neededBase $67,600 \+ performance bonuses · OTE $95,000–$120,000 Who we are: Retana Construction Solutions is a commercial construction contractor headquartered in San Antonio, TX, with operations in Texas and nationwide. We run W2 crews on national retail programs and are now general\-contracting a multi\-store convenience\-store remodel program in the El Paso area and region. This is a new position dedicated to that program although it may pivot between different projects in the retail space as well. **Duties** **Estimating and Bids** * **Perform quantity takeoffs from architectural and MEP plan sets** * Request and level subcontractor and vendor quotes; build unit\-price estimates * **Prepare bid forms, qualifications, and exclusions, and submit to client procurement on deadline** * Convert awarded estimates into working project budgets ***Project Management*** * Lead plan review, RFIs, and submittals with the architect and client PM * **Buy out subcontractors (MEP, flooring, signage, specialty) and manage POs, COIs, and lien releases** * Coordinate permits and inspections with local jurisdictions * **Maintain per\-store schedules and deliver weekly client reports** * **Document and price change orders Manage punch lists, closeout packages, and warranty handoff** ***Budget and Materials*** * Track cost\-to\-complete, committed vs. actual costs, per store * **Manage material staging, deliveries, owner\-furnished equipment logs, and reorder points across concurrent storesQualifications** **Requirements** * **3\+ years on commercial tenant improvement or retail remodel projects (general contractor or self\-performing subcontractor)** * Proven experience preparing and submitting bids (please bring two examples and their outcomes) * **Experience managing subcontractors and passing inspections; able to read MEP drawings** * **Strong Excel skills and takeoff software experience this all will end up managed from nexus.** * Bilingual in Spanish and English, spoken and written * Valid driver's license with a clean driving record * Based in Texas (San Antonio preferred) and able to travel to project sites as needed **Join us as a Project Manager where your leadership will drive impactful infrastructure developments!
